Step Seven of buying a home in Alberta

Working with a Lawyer

When purchasing a home, having a skilled lawyer is crucial for navigating the legal complexities of the transaction. Your lawyer will meticulously review the purchase contract, conduct essential title searches, and ensure that all legal requirements are met, protecting you from potential pitfalls. Their expertise ensures that you can move forward with confidence, knowing that your interests are safeguarded and the transaction is legally sound.

Checklist to prepare for possesion day

It’s important to arrange for the transfer of utilities and services to your name before you take possession. This includes electricity, water, gas, and any other essential services. Ensure that these are set up and functioning by the time you move in.

Organize your moving plans in advance. Confirm the date and time with your moving company or rental truck, and ensure that everything is scheduled to align with your possession date. Having a clear plan will make your move smoother and less stressful.

If you are moving into a Condo, contact your condo board to introduce yourself and understand any specific requirements or regulations. This can include information about maintenance fees, building rules, and any upcoming meetings🤞Remember to book your elevator time!

Update your address with relevant institutions, such as banks, insurance companies, and the postal service. This will ensure that your mail and important documents are directed to your new home.

It’s essential to arrange property insurance before taking possession. This will protect your new home and belongings from potential risks. Work with your insurance provider to get coverage that meets your needs.

Ensure property taxes are set up correctly for your new home. Verify with local municipal offices or your real estate agent how property taxes are handled and make arrangements as needed to stay current.

For added security, schedule a re-key with a locksmith. This will ensure that you have exclusive access to your new home by changing the locks and providing you with new keys.
