Step Eight of buying a home in Alberta

It is highly recommended we do a walk through 24 hours before possession day. This is not an inspection, the purpose of the walk through is to ensure the property is in substantially the same condition it was when you made the offer. If the property is not in substantially the same condition you must contact your lawyer immediately. 

The purchase contract states that you will have possession at 12 pm on possession day, but this is not a guarantee. It is not recommended to book the movers for the day of possession. Sometimes there are delays and the 12:00 deadline is not met. Most of the time if there is a delay, it is resolved on possession day, which usually involves both the buyer & seller’s realtors and both the buyer & seller’s lawyers to resolve any issues. 

There are many different types of delays, but the most common are below:

  • Late Delivery of the Mortgage Money
  • Buyer Forgets to Obtain Home Insurance
  • Issues Regarding the Real Property Report

You will receive the keys once the seller’s lawyer gives authorization. It is recommended to change the locks as soon as possible, as we do not know if anyone else has copies of these keys.
