Most buyers require a mortgage to purchase a property. There are two types of mortgage pre-approvals: 

1. The lender pulls your credit history, but has not verified your income. 

2. The lender pulls your credit history, you have provided your proof of income and received a letter of approval from the lender. 

Most buyers go shopping without a proper pre-approval. Not having the proper pre-approval puts you at a disadvantage with the seller and that will not allow you to make a strong offer.  Always provide your proof of income to the lender before shopping. 

It’s best to not make any major purchases of any kind or career changes until after you take possession of your new home. Otherwise the lender may decline your mortgage.
